This application referring to seek approval for the proposed zoning / landuse of a proposed masterplan. It’s usually covers huge land parcel (master title) which later will subdivided and developed in phases. Land with acreage more than 250 acres needs to refer to National Physical Council (MPFN) for advice before approval can be granted by Local Authority.

Planning Permission to Construct (Kebenaran Merancang Pendirian Bangunan)

This application involves seeking approval from Local Authority to construct building after the zoning and development intensity are aligned to the Local Plan ( Rancangan Tempatan ) . The application can be submitted concurrently with Building Plan (BP).

Planning Permission for change of Zoning or Landuse

This application involves seeking approval from State Planning Committee (SPC) to change zoning / landuse category as the existing landuse are not align with the zoning plan indicated in the Local Plan.

Planning Permission related to land matter (subdivision / amalgation and surrender & re-alienate)

This application referring to seek approval from Local Authority for the purpose of Surrender and Re-alienate (S&R), Subdivision and Amalgamation. Upon approval, the land owner can continue the process at Land Office for issuance of new land titles.

Planning Permission to change of building use

This application involves seeking approval from Local Authority to change the permitted building use to another category of use. For example from “Office Building” to “Education center” or from “Shop Office” to “Hotel” use.

Planning Permission to legalize development (Pemutihan)

This application referring to seek approval from Local Authority to Legalize development which yet to obtain approval after its completion. Apart from that, any illegal renovation needs to be submitted to Local Authority for compliance and approvals as it will effect the business licences renewal and issuance.
